These Terms & Conditions (“Terms”) govern your use of this website (the “Site”) operated by Prismix (“Prismix”, “we”, “us”, “our”). By accessing the Site or submitting an enquiry, you agree to these Terms. If you do not agree, please do not use the Site.

1. Nature of our services

Prismix is an independent real-estate advisory and channel partner. We are not the developer, promoter or owner of any project displayed on the Site. We help prospective buyers discover projects, obtain information from developers, arrange site visits and coordinate the booking process.

Any sale, booking or allotment of a unit is a contract solely between you and the respective developer, governed by their application form, allotment letter and registered agreement for sale. Prismix is not a party to that contract.

2. Information on the Site

• Project details, prices, carpet areas, offers, benefits, payment plans, amenities, specifications and timelines are based on information provided by developers and are indicative only.
• Prices are typically “onwards” starting prices and may exclude floor rise, view premium, parking, GST, stamp duty, registration, maintenance deposits and other charges.
• Pre-launch and early-access details (including tentative areas, projected pricing, tokens and benefits) may change and do not guarantee allotment of any specific unit.
• Images, renders, maps and walkthroughs are artistic impressions and may not represent the actual project.
• Connectivity times and distances are approximate and depend on traffic and infrastructure provided by authorities.

You must independently verify all details with the developer, including MahaRERA registration on maharera.maharashtra.gov.in, before making any payment or decision.

3. Not an offer

Nothing on the Site constitutes an offer, invitation to offer, advertisement for sale, or a contract of any kind. Information is provided for general guidance and does not amount to legal, tax, financial or investment advice.

4. Payments

Prismix does not collect booking amounts, tokens or sale consideration on behalf of buyers. All payments should be made directly to the developer’s designated account, by cheque or bank transfer in the developer’s name as specified in their official documents. Never make payments to an individual’s personal account.

5. Your enquiries and communications

By submitting an enquiry, you confirm that the details you provide are accurate and that you are authorised to share them. You consent to being contacted by Prismix and the relevant developers by phone, SMS, email or WhatsApp regarding your enquiry, even if your number is registered on the DND/NDNC registry. You may withdraw this consent at any time by writing to connect.prismix@gmail.com.

6. Intellectual property

The Site’s design, text and Prismix branding belong to Prismix. Project names, logos, images and trademarks belong to their respective developers and owners and are used solely to identify their projects. You may not copy, reproduce or redistribute Site content for commercial purposes without written permission.

7. Acceptable use

• Do not submit false information or enquiries on behalf of others without consent.
• Do not attempt to disrupt, scrape, reverse-engineer or gain unauthorised access to the Site.
• Do not use the Site for any unlawful purpose.

8. Third-party links

The Site may link to third-party websites such as developer sites, maps or the MahaRERA portal. We are not responsible for their content, accuracy or privacy practices.

9. Limitation of liability

To the maximum extent permitted by law, Prismix shall not be liable for any direct, indirect, incidental or consequential loss arising from the use of the Site, reliance on its information, changes made by developers, project delays, or any transaction between you and a developer.

10. Changes to these Terms

We may update these Terms from time to time. The updated version will be posted on this page with a revised “Last updated” date. Continued use of the Site means you accept the revised Terms.

11. Governing law

These Terms are governed by the laws of India. Courts in Pune, Maharashtra shall have exclusive jurisdiction over any dispute arising from them.
